“After an intense building flurry, Auckland’s housing stock is now 618,849 units, which is 101,000 more than a decade ago…Meanwhile Auckland house prices, with a median value of just over NZ$1mn (US$587,000), have lost a quarter of their value in that timeframe.” giftarticle.ft.com/giftarticle/...

There has also been some work showing that housing prices in Auckland have declined relative to other places in NZ that weren't rezoned. If it was purely the NZ economy that was the reason then that shouldn't happen

That's a wild oversimplification. The direct lesson is that a person needs housing can get it for less. That happened sometimes. But many of the newer units are smaller than older ones so we'd expect an average price drop, even if no new homeowners lost any wealth.

In other words, folks want to live where transit is better. Thus, instead of bulldozing what I presume are many charming & modest older houses, Auckland needs to ensure that these new dwellings become transit-rich.

Auckland has generally very low density. A lot of development has been focused on creating denser low to medium rise housing along public transit corridors.
