Does AG Tish James know Atlantic Yards “like the back of my hand”? Not anymore. normanoder.substack.com/p/does-ag-ti... The area resident (and former representative) supports “affordable housing,” but doesn’t recognize how the new proposal has been criticized regarding subsidies & affordability.

Given new state funds, would former developer Greenland still be the “largest subsidy provider" to Atlantic Yards? Was it ever? normanoder.substack.com/p/given-new-... Nope, it’s the public, no matter how you slice it. Still, it’s worth looking at new developer Cirrus’s claims.

Glaring risk: Atlantic Yards sequencing plan would deliver bulk bonus first, but delay 61% of future "park" normanoder.substack.com/p/glaring-ri... Subsidy is front-loaded, enabling 71% of Phase 2 apartments. Is the second block, promising “signature” open space, an albatross or an asset?

At low-turnout Atlantic Yards hearing, state urged to broaden study area, increase affordability, consider alternatives, ensure open space normanoder.substack.com/p/at-low-tur... No project supporters spoke, but only one elected official attended. Online format had some bumps.

Before tonight’s hearing, my article in City Limits, and wide-ranging advice from BrooklynSpeaks normanoder.substack.com/p/before-ton... Might city investment in the AFL-CIO Housing Investment Trust support Atlantic Yards? Also, Cirrus has raised some more money.

State officials details outreach efforts. November workshop will address project’s (reorganized if not much augmented) open space.

Without knowing the subsidy total, how (as the Pratt Center warned in 2005) can Atlantic Yards be evaluated? normanoder.substack.com/p/without-kn... The RPA’s megaproject advice included public planning, shared revenues, & new oversight mechanisms. + an Atlantic Yards CDC meeting Mon. in Manhattan

Will the New York Liberty practice facility be ready by the 2027 WNBA pre-season? normanoder.substack.com/p/will-the-n... I wouldn’t bet on it. The Greenpoint site still hasn’t seen vertical construction. If it opens in late 2027, that's the 2028 season.

You read it here first. Some New York Liberty players will/should move to Greenpoint--a nice place to live!--to be near the practice facility, which is *not* "15 minutes" (or an easy commute) to the Barclays Center. It's closer to LGA, too.

Now updated with a revision of the graphic assessing overall Atlantic Yards plans. Thanks @bennkeel.bsky.social for the update

Atlantic Yards document: 12% more condos possible; “housing” goal > affordability; open space “reorganized” normanoder.substack.com/p/draft-scop... Excluding arena, nearly 2/3 of project’s overall bulk remains to be built. Hotel would reduce apartments, inc. affordable ones. Wind study promised.

Barclays Center releases Sept. 2026 event calendar: 13 concerts, 2 Liberty games, & 2 loud(?) private events normanoder.substack.com/p/barclays-c... Religious revival Sept. 11-12 includes amplified sound on the plaza until 10 pm both nights, and starting at 8 am Saturday.

How a promised 1-acre increase in Atlantic Yards open space became .5-acre, outpaced by tower expansion normanoder.substack.com/p/how-a-prom... The developers’ explanation doesn't fully make sense. Also, the rhetoric regarding the B8 “transformative amenity” deserved closer scrutiny.

normanoder.substack.comHow a Promised 1-Acre Increase in Open Space Became .5-Acre, Outpaced by Tower ExpansionThe developers’ explanation doesn't fully make sense. Also, the rhetoric regarding the B8 “transformative amenity” deserved closer scrutiny.

“We believe this could be a transformative amenity that will provide over an acre of green space." But the B8 parcel already offered nearly an acre of open space. It couldn’t add an acre. Rather, thanks to the subtraction of a building, the already planned green space could grow.

While Empire State Development sets 2037 & 2040 deadlines for each Atlantic Yards block, 2-year extensions come cheap & more time discretionary. So 2042 deadline for full project seems unrealistic, as 2nd block faces more negotiations over subsidy. Affordable housing conforms to plans disclosed. 2/2

A bit surprised to see Democratic Socialist @mayor.nyc.gov Mamdani unquestionably backing new Atlantic Yards plan. I get the argument for new supply, but why no effort to reconcile public assistance ($700M subsidy +new 1.6M sf bulk, for free) with limited increase in affordability +open space? 1/

Behind the lull, much re Atlantic Yards percolating: (unreleased) MOU, financial report, Draft Scope for EIS normanoder.substack.com/p/behind-the... Developer Cirrus's lobbying includes a stepped-up contract for crunch time +outreach to clergy (via AG Tish James!) YIMBY Mayor Mamdani's on board

What about Site 5, the Atlantic Yards parcel catercorner to the arena? It's <1.2 acres but slated for 1,403 apartments--and no public open space. It's a major crossroads+good walk from the future "park" Why no effort to grapple w/the tension between increased supply and strains on livability? 2/2

The 2005 Atlantic Yards MOU was announced by the Governor & released to face scrutiny normanoder.substack.com/p/the-2005-a... So, why the secrecy about the project's latest Memorandum of Understanding, outlining timetables, subsidies, and more?

As former City Planning Commission Chair Dan Garodnick, hardly a radical development critic, recently put it (in @vitalcitynyc.bsky.social), “But if a single dollar of public money is going into a project, the public should have absolute transparency as to what’s going on.” #AtlanticYards

So, according to the announcement from BAM of new film festival, Clara Wu Tsai is *the* owner of the New York Liberty & Brooklyn Nets? We've seen this tactic before, erasing her husband Joe Tsai, with their Social Justice Fund: normanoder.substack.com/p/is-clara-w...

Brooklyn Briefly@brooklynbriefly.bsky.social

Playback: The Brooklyn Watch Party is a two-day BAM festival in November led by Spike Lee, featuring film screenings, performances, conversations, and a free street fair.

Owners Joe Tsai and Clara Wu Tsai inherited the Qatar Airways sponsorship of Brooklyn Nets & Barclays Center from Mikhail Prokhorov. They’re probably glad it’s ending.

My take: One question in the Q&A segment, from a union ally of developer Cirrus regarding the Atlantic Avenue Mixed-Use Plan, seemed planted to air the developer’s case re density youtu.be/1oubGywYdW8?... One 'tell': (mis)using the acronym A-A-U-M-P, not AIM-UP (or even A-A-M-U-P)

At Atlantic Yards Town Hall, talk of progress, but some big questions face distraction, distortion, & deflection normanoder.substack.com/p/at-atlanti... Developers claim density is in context, avoid open space question, & overstate increase in affordability. ESD still waffles on accountability.

Watch video for key Q re Atlantic Yards accountability www.youtube.com/watch?v=1oub... As I wrote, the representative from NY State sounds mealy-mouthed, not quite answering

From BrooklynSpeaks: In the new Atlantic Yards plan, the public pays more but gets less brooklynspeaks.net/public-pays-... More density (but little new open space); affordable housing outpaced by market-rate; risk of delay/lack of completion; no new oversight measures +Qs for tonight's meeting
