From the everything site, transit-related upzoning in the sunbelt results in the same level of affordability as LIHTC housing. x.com/aarmlovi/sta... Need this progressive council of ours to pursue upzoning like this around Nashville's CHYM all-access corridors sooner than later.

Husband, girl dad, numbers guy. Cities should be car-optional. Pro-bus, pro-bike, pro-immigrant, pro-housing. These smart, walkable, mixed-use skeets are mine alone, and will veer into economics, sports, and Nashville.

My 65 year old dad and his wife are empty nesters with a 5100 sq ft, 5 bedroom house. My twin sister (3 kids) and I (3 kids by end of year) each have sub-3,000 sq ft houses. Increasing property taxes for seniors will more efficiently distribute housing in this country.
THE CRISIS BEHIND THE HOUSING CRISIS In today's NYT piece, I wrote about how the housing fight is both about housing *and* retirement. We made the house do two jobs at once, and it's pitting the old against the young. www.nytimes.com/2026/07/14/o...

High commercial rents in Nashville's hot neighborhoods are a conscious choice made by Nashville's Council and Planning to restrict the number of these neighborhood commercial corners. Local businesses get squeezed out of the neighborhoods that love them; chains & tourist-oriented businesses move in.
As Margot says goodbye to East Nashville’s Five Points, Party Fowl moves in — and the neighborhood’s high rent prevents small business entry.
They showed us specific plans for bus lanes and told us they’d be done in 2026. Now they’re showing us some repainting and telling us bus lane construction will start in 2030. Of course we are disappointed - we believed Freddie when he said we have enough plans and we just need to implement them..
yup, and it wasn’t even just pretty schematics it was very detailed plans! rip the “taking plans to action” mayor that never was just throwing tens of thousands of taxpayer dollars of designs and timelines in the trash

An S-tier Metro Nashville Government apparatus would have been prepared with counter-messaging for the Boring tunnel announcements. Could've been as simple as reminding Nashville of our government's success in the transit referendum, touting the improved ridership and frequency of Nashville's buses.

Minimum, you should've found voices willing to hit back against the state for forcing us to deprioritize the highest-ridership bus route's bus lanes (Murfreesboro Pike)

EXCLUSIVE: Terez Metry was 13 when her family fled to Tennessee from Egypt in 2011. Then, they left her behind. She only recently discovered she had an order of removal from 2011. But she was following the legal path to citizenship. On Monday, at a routine DHS meeting, Metry was detained.
My take: if Nashville Metro Council had passed NEST bills (legalizing 4-plexes in half the county, plus duplex zoning for the rest of the county), Tennessee would be adding an additional congressional district too.
With new census population estimates out today, here’s what the 2030 reapportionment would look like using the 5-year trend line. Overall, remarkably stable with projections from last year. Big change is Florida gets only 3 rather than 4 seats.
Nashville cannot be the welcoming, diverse, friendly city it claims to be until we have policies that create more for-sale, family-sized housing to offer families more attainable options. That means our neighborhoods need more townhomes, more cottage courts, and - yes - more fourplexes.
Nashville residents who care about homes for more Nashvillians can contact councilmembers (shoutout @emilyfor7.bsky.social and @quinevanssegall.bsky.social) to ask council to adopt a zoning map that can produce over 100K new homes in the next decade leveraging new housing districts & study findings.
Now that @nashvillemco.bsky.social has approved new zoning districts designed to allow additional homes at a neighborhood scale, it's time for Nashville's Planning department @metronashplan.bsky.social to recommend zoning map changes to allow Nashville to meet its demand for 90k-110k new homes.
The online survey is ready for community members to share feedback on the draft standards. Check out our website for details & info on Office Hours! Visit engage.nashville.gov/housingandinfrastructure to learn more.
