America’s major cities should have zoning capacity for at least 4-5x their current populations, like they did back before the Big Downzones of the 60s and 70s.

Oh The Urbanity!@ohtheurbanity.bsky.social

If developers always build up to the maximum (density, height, etc.) that’s allowed in your city, that’s a sign that your zoning rules are substantially restricting housing supply.

There wasn’t a single Democratic elected official who celebrated Charlie Kirk’s death. Not one. Donald Trump is openly celebrating Robert Mueller’s death and no Republicans are condemning him. Both sides are not the same.

Multiple sources report that Trump’s Federal Reserve Chair nominee, Kevin Warsh, is included in the Epstein files. It’s essential that the public fully understand the extent of any interactions or relationship he had with Jeffrey Epstein. I’m pushing for answers.

The Polymarket bar, playing on the “Monitoring the Situation” meme, is a bust. After waiting outside for nearly an hour and a half in the rain because of technical issues—power and wifi going out—none of the TVs are working. Staff say everything will be back up and running tomorrow.

Nice empirical data how upzoning works to reduce prices. By reducing the cost of the land component of housing. Also a good explanation of why one can’t take the observations from upzoning a single parcel and think they work the same for broad upzoning (a fallacy also known as Condonomics).

Michael Wiebe@michaelwiebe.bsky.social

Building higher-density housing lets you save on land costs, by putting more homes on the same parcel. But for the same reason, people are willing to pay more. Which factor wins? Data from Auckland shows that upzoning reduced the land cost to floor area ratio (THA, blue). 1/

It’s genuinely astonishing: Russia’s full-scale invasion in 2022 began along the lines of late-Soviet large-scale land warfare: with armored thrusts and insane massive artillery barrages.

Toronto police really, really do not want to be investigated for corruption. The union represents the rank & file. This is their official stand. This is not in the public interest, the public service, the public protection.

First news today is not really news. The US confirms countries can now buy Russian oil, striking down sanctions until at least 11 April. Experts say it will add $5bn to Putin's war chest. Trump leading the US & the world into a crisis and helping Russia. Just as Putin planned.

A very Vancouver story. The Vancouver planning system essentially requires land speculation. That’s considered so normal by now that the school board argues the land it leases should be valued on the speculative value. But ultimately judge disagrees that speculation is part of “immediate” value.

Ukraine is actively protecting our troops and Russia is actively helping Iran target them. But every single time he's tested, Trump sides with Putin. It's the most consistent he is on any topic. No matter what they do, Trump is on Team-Russia. At this point it really doesn't matter why.
