The Marco is a proposed 143-acre, Venice-inspired project slated in Prosper, TX. While the renderings are AI slop, the plan is legit. It calls for 4,400 homes and 1.1 million SF of mixed-use space. It’s an project that raises a BIG question: Is walkable, faux-urbanism better than nothing at all?

One way to evaluate it would be if it's only internally focused, which it currently looks like it is. Does it plan to provide connections to nearby properties? It's only a 1/4 mile from the expanding Parvin Branch trail, but I don't see anything on that plan to connect to it, which is a no-brainer.

Considering the amount of parking spaces and where they are located, ”faux-urbanism” might be the right description. Depends on how the services and jobs are located. Are there good local shops or does one still drive to a market? Interesting version of urbanism, anyway.

Genuinely asking why you consider it faux? I mean it’s dense, vertical and walkable. Does it have to be from last century to be legit?

It really brings up the fact that we’ve lost touch with regionalism. And, the inherent qualities of a region that would promote walkability and the kinds of environments that are the North American versions of these European environments.
