Under construction units right now are heavily concentrated in downtown of course and... Seattle's second neighborhood, U-Village? Funny how 2 massive student housing projects and a bold private developer created this weird situation

Map of every under construction project likely enabled by Seattle's middle housing reforms. 4+ units, applied since March 2025, in NR zones, has already had a site inspection & permits issued

A big majority of the projects enabled by middle housing reforms are 1,2 or 3 units, but it's hard to tell if they would've already been allowed or not pre middle housing reforms. A backyard duplex, two DADUs, a backyard house, three SFHs vs previously just one DADU and one ADU max

I created a better Seattleinprogress for tracking construction in Seattle -Image sets for all projects, not just design review -Weekly recap to see updates in the last week -Construction view to see projects (likely) under construction Filter by unit count & more map.aidanthornsberry.com

With the chance that Seattle does 'MHA for mansions', I wonder if it's really lifetime fiscally positive. Seattle gets a one time fee but also gets: lower property tax revenue lower sales tax revenue (construction, and the residents lifetime purchases) some projects don't pencil lower misc taxes

The East and North Link Connections KC Metro bus changes confuse me. Why are they not already implemented? Why is it so unclear when they will be? What's the barrier that has caused the busses not to be updated for over a year after Lynnwood Link opened?

Building permit issued for a 5-story 25-unit apartment at SE 31st and Belmont www.portlandmaps.com/detail/permi... The project has been in the works since 2020; I assume recent policy changes including fully-funded IZ and the SDC waiver have gotten this to the point where construction is imminent.

Amazing news. Seattle's biggest challenge isn't even upzoning a lot when rezonings occur, it's not having rezonings occur very often at all. Exactly what a mayor at the beginning of their term should look to do

Mayor Katie B. Wilson@mayor.seattle.gov

Taller, denser, faster. I was excited to announce at @housingconsortium.org's annual event yesterday that we're going to combine and accelerate Phases 3 and 4 of Seattle's comprehensive plan to achieve more housing near transit and in and around our growth centers.

One thing we can do to fix MHA is get rid of the confusing, arbitrary M,M1,M2 system. If two MR lots are identical with the same sized building on them, but one used to be NR while the other has always been MR, the formerly NR one pays nearly double the MHA fees!

Almost no one knows that this exists or the reasoning why we came up with this system in the first place, but it guarantees the more we upzone, the more the lots have to pay in fees, regardless of if it's been upzoned for nearly a decade

The idea was that if you upzone more the property owner gets a bigger land value windfall, so we should tax that. But that's a hot market short term effect, it makes no sense to keep that in place a decade after upzoning and a collapse in land values

There's some honesty from the SSHD op-ed, but it's still a bait and switch. The beginning paragraphs discuss a radical and unlike-anywhere-in-the-world system of publicly funded, privately governed social housing, unaccountable to the voters, but defend it by referencing Vienna, which is not that.

Still the case that developers are proposing underbuilding apartment zoned sites so that they can build townhomes This proposal is for 9 likely 3 story townhomes where the zoning allows for a 3.0 FAR 40' apartment building

Proposal for even more student housing in U-District, on The Ave, 6 stories. Replaces two low slung traditional 'The Ave' buildings. Wonder what the point of blocking skyscrapers on The Ave if this happens anyway πŸ€”

Wish we could do this in Seattle, but the purpose of MHA here is to pay non-profits, not generate affordable housing efficiently

Great piece of legislation passed the Oregon Senate. SB 1521 bans inclusionary zoning UNLESS Portland-area govts create a pay-for to compensate builders for being forced to provide affordable units. NIMBY local governments won't be able to use IZ to block new housing supply.

I feel like you see a lot of work/live townhomes around Seattle that never realize the β€œwork” part. In this little area of Mount Baker, there are several townhomes with businesses (yoga studio, acct biz, cafe, permanent makeup studio, spa). What’s the recipe to make it work?

Example of a Seattle area developer building far less density than allowed on a prime lot so they can build townhomes Shows the importance of allowing townhomes everywhere so demand for them doesn't get shoved to prime lots like this

Except if you are a renter, in which case you deserve no benefit. Huge homestead exemptions are one of the most regressive taxes out there, anything is better than this

Even the Seattle Times agrees: @chrisreykdal.bsky.social is right to suggest using the millionaire's tax to plow billions into public schools and offer a property tax cut as well. Win-win.
