My latest for The Guardian: A government that claims to take concerns over crime and national security seriously, while ignoring violent neo-nazi groups, will struggle with its credibility. Sweden has a long tradition of refusing to talk about racism. Racism could still decide the next election:

We find that institutional investors (e.g. pension/insurance/sovereign wealth funds being shareholders of residential property companies, such as Heimstaden and Victoriahem) own more than 24% of the private rental housing stock in Sweden. In France, the number is significantly less—not more than 5%.

Last in the series on PRS financialization looks at five key take aways on its significance for housing systems and tenants @codyhochstenbach.bsky.social @daraturnbull.bsky.social @jiegson.bsky.social theweekinhousing.substack.com/p/prs-financ...
@mickbyrne.bsky.social about renovations, highlighting how these diminish affordable housing. Me and @idaborg.bsky.social has also found that tenants with lower socioeconomic status tend to move less than socioeconomically stronger households, which can be interpreted as a form of 'lock in' effect.
Buy, renovate, increase rents has been one of the main models of PRS financialization. In today's post I summarise the literature on this in countries like Sweden, Canada and Denmark @jiegson.bsky.social @codyhochstenbach.bsky.social theweekinhousing.substack.com/p/prs-financ...
Not to say that they don't experience pressures. We have a paper on this with Eva Andersson hopefully coming out this year. But @acerich.bsky.social @marcusmohall.bsky.social & Irene Molina find similar trends on a neighborhood level: onlinelibrary.wiley.com/doi/10.1111/...
