Urban Planner (by education, somewhat by employment). YIMBY. Humanist. Fan of science, nature, and science fiction. Unfortunately unable to look away from the train wreck that is American politics. Posted opinions my own unless otherwise indicated.
Wildfire risk is a housing cost.
Terner estimates that, without new protections, climate change alone would raise expected annual wildfire losses for California owner-occupied homes by 85% by 2047, and insurers would need to charge higher premiums.

An atheist requested a "religious accommodation" to refuse AI at work—and his university agreed.
David Durman says generative AI conflicts with his Humanist beliefs.
Kudos to @americanhumanist.bsky.social for making it happen!

The name of the POUM, the Marxist anti-Stalinist militia with which Orwell fought on the Aragón front, inscribed by some militia fighter in 1936-37 on the stone of this old farm hut, all of those years ago. Near Tierz, Huesca.
“Having high-speed rail is now seen as a requirement of 21st-century nationhood.
With cars being problematic in so many ways, high-speed trains seem to have been blessed with good great fortune: they are beautiful, fast, elegant, modern and environmentally friendlier."

My latest for National Geographic looks at the 131 new Hittite cuneiform tablets unearthed at Šamuḫa (c. 1400 BCE) & what they tell us about everything from augury to an epidemic that killed Hittite children. Thx to @digkabri.bsky.social, Theo van den Hout, @knpazuzu.bsky.social & ISAC for aid.
“percent of new housing that is below market” is also just a batshit metric to optimize because you can hit 100% while only adding one new unit, which obviously doesn’t help much of anything
While this system does pretty effectively maximize the percentage of new apartments that are set aside as below market housing for low income people in new buildings, it does so at TREMENDOUS cost to broad housing affordability. cayimby.org/blog/califor...
This is our "kit of parts" concept for small lot single stair infill.
This is the version with shallow attached buildings (no side yard) in the front portion of the lot.
"T" massing or "Split" massing with a lane townhouse.
So-called “inclusionary zoning” is an attempt to outsource a key state responsibility—providing subsidized housing to poor people—to private for-profit actors so the state does not have to raise and spend tax money. It is profoundly neoliberal policy.
Out of my comfort zone, working outside of Blender. Its slow and the ups and downs are tough. I'm mostly struggling with brushes and rotating the canvas easily in affinity, but that's how you learn.
Cool new research by the Urban Institute showing that the housing shortage in large US metros is unevenly distributed. As we'd expect, the shortage is concentrated in the Northeast, West (most severe), and parts of the Midwest www.urban.org/urban-wire/e...
NEW: "Donald Trump was an active participant in Jeffrey Epstein’s sexual abuse of young women during the mid-to-late 1990s," per new House Judiciary Dem report.
Report has new allegation that Trump raped a 24-year-old and then promised the victim a visa & NYU admission, demanding she stay quiet.

I used the term "pretextual planning" with a partner a week ago and I saw their eyes light up the way they do when you find a word you've been looking for all your life.

Most of our beaches gone, 115-degrees temperatures in L.A. followed by massive flooding — that’s what California could like like later this century, per a new state report: www.latimes.com/environment/... via @blancabegert.bsky.social
On Tue., Nov. 3, at 4 p.m. ET, I'm presenting my IBC proposal to a committee work group (one of many) to allow elevators to open into exits if dwelling units are also allowed to open directly into them. Essentially it would remove the "corridor penalty" for adding an elevator to a single-stair...
Does Housing First work?
Researchers and advocates say the evidence is strong: providing stable housing without requiring people to complete treatment or meet other conditions first reduces homelessness.

I have YIMBY planner friends who swear up and down that these views are anything but hegemonic in planning but they’re not. The planning profession by-and-large believes the San Francisco model works. It’s near a consensus position.
Boston’s chief planner is a true believer in the San Francisco model, in which you make it impossible to profitably build apartments by-right so developers are forced into a politicized discretionary negotiation with the city, which relaxes the rules in exchange for below-market units.
Immigration with a path to citizenship is one of the greatest strengths of liberal democracy and we should act like it. This was not even remotely controversial in the United States just a few decades ago on both the right and left.
i know politicians are terrified of public opinion on immigration, but given how badly the other side has failed, i really think if we had a bit of courage many people would hear us out

Star Citizen's planets have always been impressive to look at. But what makes them interesting to play on?
Genesis could help answer that question.
Here's a look at the technology and what I experienced testing the new planetary locations. #starcitizen

It is Monday, and also National Mincemeat Day!
Affirmation Coyote once got their jaws around a mincemeat pie and was disappointed to discover not only that it had no meat but was full of toxic raisins.

The Federation of American Scientists says the U.S. needs at least 14 million homes over the next decade.
Its report urges building in connected, lower-hazard neighborhoods, since where and how homes are built shapes energy, transportation, and insurance costs.

The LA River could probably pull this off between Sepulveda Basin and Elysian Valley but any LA River plan has to contend with the fact that the natural state of the river in summer is dry and winter is subject to occasional huge flows.
Assuming a grocery store needs 10,000 customers, you need a minimum population density of about 13,000 people per square mile for everyone to be within a half mile walkshed of one. Central Puget Sound’s 1000 square mile boundary should have at least 13 million people living in it.
thinking about Japanese slant plane restrictions. Buildings must slope down toward the north to avoid blocking neighbours' sunlight.
even aside from the outcome, I like that it's a simple, fast rule-based approach that scales; doesn't require shadow studies and lots of applicants'+planners' time
On Tuesday at 10am PT (around the time of peak daily high tide in parts of southern CA), I'll have a livestream to discuss the possibly record high ocean levels this week along SoCal coast, plus potential for an unusually warm storm on/around Halloween.
The long-serving strongman leader of Serbia, Aleksandar Vucic, has conceded defeat in an election that pitted him and his right-wing party against a diverse student-led opposition movement that spent two years protesting his government.
It's true. I post a lot to manipulate public opinion in favor of Congestion Pricing in LA and a high-quality network of bicycle paths. I hope that my views become mainstream within my lifetime, preferably this decade

... is far and away the leading cause of fossil fuel consumption:
Mandatory sprawl housing, which results from urban NIMBYism -- yes, including left NIMBYism -- is *the single largest driver of fossil fuel demand in the United States.*
And it's also the *largest driver of climate risk in the U.S.*
For every 1°C of warming, the atmosphere holds 7% more water. 9°F is 5°C. If the air coming off the ocean equilibrates with the warmer surface water, that's 35% more water vapor.
Atmospheric Rivers are rightfully called Fire Hoses of precipitation. But now increase the cross section of the hose 😱
Surface temperature anomalies are even more anomalous. The sea surface temperature of 66.6°F is nearly 9 degrees above normal.
