Nationally, single-family houses have a lot more kids (per 100 units) than multifamily, and rentals have a lot more than owner-occupied homes. But the numbers look very different when you control for householder age and bedroom count, and by location: domainexpansion.substack.com/p/what-kinds...

It's strange that these images are only coming out on some fringe news site and no mainstream outlets have picked them up--especially given how much coverage there was of our withdrawal from Afghanistan under Biden.

This is precisely the type of building cities like Seattle, San Francisco, and Los Angeles need to allow and *incentivize* in R1 zones if they ever want to end their respective housing shortages.

Thanks to - allowing single stair buildings - transit-oriented development one can build a 6-storey apt building that fits on 1 single-family lot. *26* units, 6 of them are 3-bed, 18 are 2-bed. https://www.shapeyourcity.ca/2150-w-16-ave #CanadaHousingCrisis

This video also assumes that people start leaving only once the firefighters arrive (usually 5-6 mins after the fire starts), and not before, which is just totally unrealistic.

One last thought. There is something broken about the way that a trade association owns the codes and it lobbies and PRs aggressively as I am documenting. The public interest in the codes is smoothied up with the private interests of this particular group. Very very uncomfortable.

I am at the ICC conference in Nashville! Unlike last year's conference, affordability was a constant topic. In just half a day, it came up in three separate contexts (two unforced). Sadly, affordability was only seen as a trojan horse for legislative "encroachment" and commercial interests.

Austin grew its housing stock by 10.5% from 2021 to 2025, versus 3.2% nationally. Rents fell from above $1,600 to about $1,300, with the biggest drops in older, cheaper buildings.

Single-family rentals get a bad rap, but they also provide distinct benefits. The same home often rents for a lot less than it would cost to buy it, so rentals can serve less people. In our latest episode, we talk about how that matters for access to good schools: lewis.ucla.edu/2026/10/14/1...

Why do liberals temperamentally seem incapable of weighing tradeoffs? Like culturally there seems to be this belief that all government policy/programs should serve the needs of every person’s unique use case in all circumstances and if a policy cannot achieve this high bar it is not worth pursuing.

Some related items from the Vancouver comp plan presentation that might be good for the next time Seattle does this. Vancouver staff originally thought they'd make zoning updates after the comp plan, but instead found it very fruitful to do both on the same timeline. bsky.app/profile/jenw...

Finalizing zoning code updates to implement the comp plan around the same time the state required 5 year check-in is due is a wild situation.

V-Staff took seriously this is a 20 year plan and so set their zoning standards with room for the market to change and achieve housing types they'd like to see or is possible to achieve in the future You don't have to set standards to only what you measure as feasible today or in the near future.

Lastly, not covered in the presentation, but Vancouver also didn't wait until the updated state single stair building code change, now due May 3, 2027. They changed a key element of their building code to align with the zoning changes. Do we wait for Scissor stair & elevator state changes in 2030?

Vancouver, consolidated their zoning districts from something like 31 to 11. This relates to the weird inclination by some CMs to expand IZ into NR zones because the new NR are comparably dense to LR, instead of thinking its an opportunity to remove LR zones-update MR zones-zone more areas MR

This includes dealing with new state requirements mid-stream for middle housing, parking, and TOD. One reason this is hard for Seattle is because of all the unique zoning districts, which is partly influenced by past neighborhood/sub-area plans (ex: SM-SLU 'South Lake Union & SM-NR 'North Rainer')

NFSA is not a small or irrelevant trade group. They are one of the most powerful three industry interests in codes (along with timber and single-family homebuilders). They often sit on single-stair advisory groups, e.g., as directed by Massachusetts' governor: www.mass.gov/doc/eo-651/d...
